As with any worthwhile enterprise, getting started begins with an idea, a dream, a vision.
Few dreams are as compelling as the dream of building a home, providing comfort and shelter for ourselves and our loved ones.
Achieving that dream can be complex and daunting. But a journey of a thousand miles begins with a single step.
That first step is an assessment of feasibility: is the vision achievable? The answer to that is found in consultation with professionals.
So the very first step is a meeting on site with the homeowner, the builder, and possibly a designer. At that meeting the land and existing structures are evaluated, the need for design and engineering assessed, considerations of budget are addressed.
By the end of that first meeting a simple determination can be made about the project’s feasibility and whether to proceed to the next step: Design.
A journey of a thousand miles also requires not just a first step but also a map. Similarly, any building project will require a plan.
Actually, a set of plans containing drawings, measurements, calculations, and specifications suitable for presentation to and approval by the competent jurisdiction in your community, usually the department of building & safety for the city or county in which you reside.
These plans are assembled by a design team which typically will include a lead designer and various engineers, as needed. As a homeowner you are welcome to bring to the table your own design team. We happily collaborate with a client’s design professionals. Or we can refer you to designers whose work we respect and with whom we’ve successfully worked in the past.
The design process is typically incremental, meaning it’s a progression from concept drawings to rough drawings, then to engineering and finally to full working drawings ready for submittal and approval. Payments are typically made at each step in the process. All designers have their own fee schedules, so that should be discussed at the very beginning.
Once you’ve got an approved set of plans you’re ready for the next step in the journey: Bidding
An approved set of plans is a set of instructions which can now be passed on to the people who are being considered for the work. They in turn will prepare an Estimate or Proposal stating, among other things, how much it will cost and how long it will take to build.
Preparing these estimates takes time and typically requires multiple site visits to confirm conditions. Refinements and revisions to design and scope of work frequently happen here.
Once bids are in hand, decisions are made and it’s time for the next step: Contract.
A proper Contract will be executed between Owner and Contractor (That’s us!).
It will contain among other things a fully-detailed scope of work, total price, payment schedule ($1,000.00 maximum deposit, other payments as work progresses), timeline, language re. change-orders, and warranties.
We’re now ready for the next step: Preconstruction
Before the project begins, there will be a final review, usually on site, of conditions and logistics. Discussions take place re. parking, noise (NO), smoking (NO), dogs (NO), masks (YES), hours of operation, dumpster locations, etc.
All is now ready for the next BIG step: Construction
Build it! This is the fun part. Vision takes shape, many shapes. Dreams become visible. We get as excited as homeowners about beautiful design and beautiful work.
And as Contractors we have the same motivation as homeowners to build efficiently with no time wasted.
Time to enjoy the fruits of everyone’s labor.
